The PMMS team of experienced property professionals have for many years been registered with theInstitute of Residential Property Management(IRPM) and theRoyal Institution of Chartered Surveyors(RICS), and we note legislation is currently going through Parliament to make formal training and qualification compulsory for all managing agents.

The PMMS team consists of Property Managers, Maintenance Team, and Accounts & Company Secretarial.
Your Property Manager
When you choose PMMS to manage your block you will have a dedicated and qualified Property Manager.
Your Property Manager will meet with you regularly during the year to:
- review theservice charge accounts and set budgets for your company
- discuss anyhealth & safetyand legal responsibilities
- planbuilding repairsand major works budgeted for the year
- manage your suppliers, e.g. for cleaning, maintenance, gardening etc.
- arrange all necessaryinsurances
Your Property Manager will perform regular site inspections to monitor the building’s condition, and will prepare and help conduct your company’s AGM.
Maintenance Team
Our central Maintenance Team provides the first point of contact for Leaseholders and Directors for any issues on your Block or Estate.
Minor issues will be resolved by the Maintenance Team, and others escalated via the Property Manager to you the client.
When a Director of Leaseholder reports an issue, a ticket is raised by the Maintenance Team and if required a Works Order is placed with a suitable Contractor, or the matter is passed to the Property Manager. The reporter of the issue will be notified via email that there ticket has been raised, and they will be able to track the progress of the issue via their logins to our online Residents Portal.
The Maintenance Team phone number is manned during working hours, plus there is the ability to Report issues 24/7 via our Residents Portal.
All blocks managed by PMMS will also have an emergency out-of-hours list of suppliers and procedures displayed prominently in the communal area.
Accounts & Company Secretarial Team
Our Accounts & Company Secretarial Team on behalf of your Board delivers a range of activities:
- collect service charge monies from your leaseholders
- pay your contractors
- prepareservice charge accounts
- prepare filings for residential management company secretarial
- prepare documentation for property sales and transfers
If a leaseholder has a query about their service charge statement, are looking to sell their property or needs more information about expenditures on their building, the Accounts Team are there to assist.
